Your lot sets the floor before we ever talk finishes
Two homeowners can hand us the same 2,400-square-foot floor plan and get two different budgets, and the lot is usually why. A level, cleared lot with municipal water and sewer already at the road costs less to build on than a wooded lot that needs clearing, a septic system, and a well. Grading, driveway length, and how far utilities have to run all get priced before a single stud goes up.
In Berrien County, frost depth matters here too — our footings have to go deeper than homeowners moving in from milder climates expect, and that's not optional. It's code, and it's part of a foundation that holds up through a Southwest Michigan winter.
Size and complexity move the number more than most people expect
Square footage matters, but shape matters just as much. A simple rectangular footprint with a straightforward roofline is more efficient to build than a home with multiple rooflines, bump-outs, and cut-up floor plans. Ceiling height, the number of bathrooms, and how much of the home is finished living space versus garage or storage all factor in before we get anywhere near cabinets and countertops.
Finishes are where your choices really show up
This is the part most homeowners already expect: cabinetry grade, countertop material, flooring, tile, plumbing fixtures, and windows all carry a range, and the range is wide. Energy code and mechanicals aren't optional line items
Michigan's energy code sets minimums for insulation and mechanical systems, and a lake-effect winter is a good reason not to build to the bare minimum anyway. Furnace and duct sizing, insulation package, and window performance all get scoped against your actual plan and lot orientation, not a generic spec sheet.
Permitting and site work carry real costs too
Berrien County and township permitting, impact fees, and the cost of getting the site buildable — grading, a driveway, well and septic if you're not on municipal service — all get built into the estimate. We pull the permits and handle the inspections, so you're not the one sitting at the counter, but that work has a cost and it belongs in the number from the start.

We estimate twice on every build — once early, to set expectations, and again once your plan and selections are locked in, before we break ground. The first estimate only means something if it's based on your actual lot and your actual plan, not a national average or a number from a website calculator. If you already have a lot, bring the survey. If you already have plans or an architect, bring those too — we'll work with what you have. If you're starting from nothing but an idea, that's fine as well; our in-house design team can take it from there for most homes and remodels under 3,500 square feet.
