From First Sketch to Final Walkthrough

Every project — new build, remodel, or addition — moves through the same four phases. It's a process refined over years of building throughout Southwest Michigan, designed to protect your budget, your timeline, and your vision.

Phase One: The Design Team

We begin each project by establishing your team – whether that be an architect and designer you come with, partnering with a team we have worked with in the past or using our in-house designers. This team, in partnership with your vision, will provide a complete, well-thought-out set of drawings that will set the tone for both the budget and timeline of your project.

Phase Two: Planning

Each project is unique; however, typically our team will provide an estimate and scope of work both in the early schematic drawing phase as well as when the full construction drawing set is complete. An estimate and scope of work in the schematic stages of design (before a full drawing set has been completed) can provide an owner peace of mind that the drawings are headed in a direction that fits within their budget. Once a full construction drawing set - including detail plans, finishes and selections – is provided, we complete a final estimate, scope of work and timeline for construction.

Phase Three: Building

With an agreed upon estimate, timeline, construction drawing set and signed contract in place we break ground and begin construction. We will be in communication with you throughout this process answering any questions you may have. Our team is known for quality builds, attention to detail and organized building sites. We look forward to walking with you through the building process.

Phase Four: Follow Up

We offer a wide range of services once your project is completed. At the end of a project, we will sit down and discuss any future or ongoing needs you may have to maintain your property.

How much does a kitchen or bathroom remodel typically cost?

Remodel pricing depends on scope, materials, and finish level. After a walkthrough, we provide a detailed estimate so you know what to expect before any work begins.

Do I need permits for a remodel or addition?

Yes, permits are typically required. We will handle the permitting process for you.

Can you work with my existing architect or designer, or do you handle design in-house?

We are completely flexible when it comes to the design and drawings for your project. We can work with your architect and/or designer, suggest an architect or designer we have worked with in the past that would be a good fit for your project or use our in-house design team.

Do you offer financing options?

We do not offer in-house financing; however, we can steer you toward banks/lenders that have Pantelleria Construction on a preferred builder list.

Do you handle property maintenance after the project is complete?

We offer ongoing services for past clients from general upkeep to seasonal maintenance.

How far in advance should I book a project?

It’s never too soon to begin the conversation and start planning for a project.

Do I need an architect to draw plans in order to build or remodel?

We do require a drawing set for our construction team – this keeps the project on budget, on schedule and running smoothly. Our in-house design team can draw new homes, remodels and additions that are under 3500 square feet. When needed, we have both structural and mechanical engineers we team with to gain the required permits. In addition to this, we have architects and designers we have worked with and can recommend. Our goal is to understand your vision and build the best design team for your project.

Why do I need a designer if I have an architect and builder?

Typically, architectural plans do not include finish selections, cabinetry and built-in detail drawings as well as finish elevations. These decisions are needed prior to construction to ensure the project is properly planned, framed and roughed in. In addition, thorough design decisions and selections keep the project on schedule and avoid changes or modifications during the building process.

What is your building process? What are the steps?

Who is my point of contact throughout the construction process?

You will be assigned a project manager who will be your main point of contact throughout the project. In addition to this, whether you use our in-house design team or an external architect and designer, our design team will be in contact with you to help coordinate selection details and ordering.
