What Happens After Move-In: The Follow-Up Phase, the Punch List and the Property Maintenance We Keep Doing

Most homeowners think the job is finished the day they get the keys. It isn't — not for us. Move-in is where the fourth phase of a Pantelleria build starts: follow-up. It's the part of the process nobody asks about during the design meetings, and it's the part that decides whether a house that looks great on day one still looks great five years later.

The Punch List Isn't a Formality

Before we ever call a project complete, we walk the house with you room by room and write down everything that isn't right yet — a door that doesn't latch clean, a paint touch-up by a window, a cabinet drawer that sticks. That's the punch list, and we work it the same way we work every other phase of the build: item by item, with a plan for who's coming back and when.

We'd rather find these things ourselves during the walkthrough than have you call us about them in July. So we look closely, and we ask you to look closely too. If something bothers you, it goes on the list, even if it seems small. Small is exactly what gets missed if nobody writes it down.

What We Check Before We Call It Done

A few things we go over on every final walkthrough, whether it's a custom home or a full remodel:

• Every door and window operates, latches and locks correctly
• Trim, paint and caulking are finished at transitions — corners, baseboards, casings
• Plumbing fixtures run clean with no drips, and drains clear properly
• HVAC is balanced room to room, not just running
• Grading slopes water away from the foundation, and downspouts discharge where they should
• All warranty paperwork and appliance manuals are handed over, organized, not just emailed

That grading and drainage check matters more than people expect. A house can look finished and still have a downspout dumping water against the foundation. We'd rather catch that in the follow-up walkthrough than have you dealing with a wet crawl space the first heavy rain after we've left.

Property Maintenance Doesn't Stop at the Final Walkthrough

For a lot of our past clients, the relationship doesn't end when the punch list is closed out. We do ongoing property maintenance and seasonal upkeep for homeowners across Berrien County — the same crews who built or remodeled the house coming back for the work that keeps it running right: gutter and downspout checks before winter, deck and trim touch-ups, seasonal walkthroughs to catch small issues before they turn into repairs.

That's on purpose. We built the house, so we know exactly how it was put together — which makes us faster and more accurate at fixing anything that needs attention down the road than a crew starting from zero.

One Point of Contact, Even After You're Home

Through design, planning and building, you've had one point of contact the whole way — Mike, not a rotating project manager. That doesn't change after move-in. If something comes up in year one, or year five, you call the same person who built the house, not a warranty hotline reading from a script.

That's the follow-up phase, and it's why we treat it as a real part of the build, not paperwork after the fact.
